SAFETY CONCERNS — READ FIRST

Systems Inspected

Roof Monitor

Architectural shingle in overall serviceable condition with moderate age-consistent wear. Two lifted tabs observed at the southeast corner; flashing and penetrations otherwise intact.

Recommendation: Re-secure lifted tabs at next maintenance; budget for roof replacement within 5–8 years.

Electrical Attention

Panel is properly labeled with no double-taps observed. Aluminum branch wiring identified in multiple circuits (see Safety Concerns).

Recommendation: Licensed electrician evaluation prior to closing.

Plumbing Good

PEX supply lines throughout; no active leaks found at fixtures, traps, or visible runs. Water heater functional with proper TPR discharge.

Recommendation: None at this time.

HVAC Good

Heat pump (2015) heating and cooling within expected ranges at time of inspection. Filters recently changed; condensate line clear.

Recommendation: Continue annual service; unit is mid-life.

Crawlspace & Structure Monitor

Elevated moisture readings in crawlspace; no standing water, no visible fungal growth, framing sound. Vapor barrier partial and aged.

Recommendation: Complete vapor barrier coverage and improve ventilation; re-check moisture in 6 months.

Summary

This 1998 lake home is fundamentally sound and well maintained for its age. Two items rise to safety-level attention — the aluminum branch wiring and the radon result — and both are common, solvable issues in homes of this era and area. Address those with licensed specialists, complete the crawlspace vapor barrier, and this property presents no unusual risk.
